Located in the Milwood neighborhood of Venice Beach, the goal of this project was to create a functional family home with open living space, built within the confines of the existing structure footprint. The original 1960’s house accommodated only one bathroom and had been renovated several times over the years, resulting in the challenging piecemeal layout that was SSA’s starting point. Adding further to the challenge, the small lot offered limited outdoor space.
The desire for a functional layout with modern day amenities drove SSA to reconsider the overall layout of the house, and tie the partial second storey into the main house, which previously was only accessible from the exterior. By doing so, the flow of the house opened up an opportunity for a second storey master suite, and creation of a large roof terrace over the center of the house to provide much-needed exterior living space, in lieu of a yard. The location of the roof deck sandwiched between the partial second storey and original structure ground level living space provides a great deal of privacy, furthered by planters surrounding the entire perimeter. The planters’ perimeter is occasionally broken by tall skylight wells that pierce the roof structure and allow more natural night into the bedrooms and living spaces beneath.
With no extra added square footage the re-imagination of the house resulted in a bright and airy 4 bedroom, 3.5 bath family home with modern-day luxuries and efficient use of exterior spaces.
