149 Dunlop

Location – 149 Dunlop Street East, Barrie, Ontario
Status – Zoning Approvals

Situated on the shores of lake Simcoe while also within the vibrantdowntown are of Barrie, the site boasts a unique and spectacular location for a new residential community.

The building design seeks to connect the  City to the Lake. The predominately red brick base of the building respects the heritage character of Dunlop Street through the use   of this traditional building material. Form and scale are also closely considered by limiting the podium to 4 storeys with the taller tower massing setback from the base. The result  is pedestrian  scaled  building  base   that  fits seamlessly within the local  context.  To the east, the building incorporates further setbacks, lowering the scale to 3 storeys along the frontage of Sam Cancilla Park.

The podium massing is broken up further by the tower intersecting on the north west and south east corners, allowing the tower to extend through to grade. As the tower rises, the materiality gives way to a light glass structure which takes inspiration from the lake in the form of fritted glass wave patterns and subtle curves which soften the tower against the skyline.

Retail uses and the main residential entrance lobby are provided at gradewith stepping floor heights to respond to the steep slop of the site. On the south side, the building acts as a hub for the Lakeshore trail with furtherretail spaces provided directly fronting the trail.
